The ASTM E 2128 is just one of the many industry standards and guidelines that Xpress Testing uses for water leak testing. Its official name is the Standard Guide for Evaluating Water Leakage in Building Walls. This guide is used by our Lab Certified Test Professionals who are also Water Intrusion Experts as a methodical and scientific approach to investigating, testing, detecting and documenting known water leaks and other forms of water intrusion in a building.
Scope of Forensic Water Leak Detection Testing Services for Rain Related Water Intrusion
This guide details methods for determining and evaluating the causes of known water leakage of exterior wall systems such as failures from stucco walls, window leaks, deck water leaks, etc.
When used properly this guide may also be extended to other horizontal and vertical systems of the adjacent construction. Keep in mind we are focused on testing your structure with the primary goal of replicating known water leaks and identifying the areas on the exterior that are causing the interior water leakage. We aim to find the point of origin, but keep in mind there can often times be multiple points of failure causing your water leak.
If you have a rain related water leak that is causing damage to the inside of your building, we test the outside with our Calibrated Water Spray Equipment to source and find the problematic water leak. On the interior side we have our Test Managers monitor for water intrusion with the aid of electronic leak detection tools such as infrared camera systems (IR Technology), which scan interior surfaces to detect thermal anomalies, and also moisture meters & water leak detection probes.

We can forensically test and investigate most areas of a building's exterior cladding including but not limited to: windows, doors, walls, and more (i.e.- decks, balconies, walkways, exterior grade, etc). Think of it this way, if there is a vertical or horizontal surface on the exterior of your building that you believe is leaking, we can probably test it as long as there is a safe way to access the location.
Test Procedure:
Forensic testing is performed in order for our team to replicate known water leakage. Through a scientific step-by-step process we attempt to find the source of the water leak, the path in which it may enter into a building, and then compare the test results with the real-life actual damage that has occurred to make an assessment if we have accurately replicated the known water intrusion.
